
Steve has resided in Manhattan for over fifteen years. Prior to his career at Halstead he was a senior banker on Wall Street covering clients in over twenty states, and certain cities in the U.K. and Australia. During this time he marketed, negotiated, syndicated and structured well over one hundred transactions aggregating several billion dollars. He was never involved in any money losing transaction for his institution and maintained and nurtured certain specific client relationships during his entire tenure at this institution. He also played a pivotal role developing the bank's fixed income business, completing the first “Lead Managed” transaction for the bank. At the time he left the bank he generated approximately 50% of the “Lead-Managed” fixed income underwritings for the entire institution. He continues to maintain close ties with Wall Street and the financial community.
Steve holds and MBA from Columbia Business School. He is also a Chartered Financial Analyst, a designation which entails three years of examinations. Only about 50% of the candidates pass each individual exam. Steve passed all three examinations consecutively. This process entailed about six hundred hours of study.
Steve is a graduate of the United States Merchant Marine Academy and a retired officer from the U.S. Naval Reserves. At the Academy, he finished in the top two in his major. The late Senator Patrick Moynihan provided Steve with the required Congressional nomination to attend this Federal institution.
Since joining Halstead, Steve has experienced success in both the rental and sales market, and continues to grow his sales business exponentially. During his first year at Halstead he was voted as “Rookie of the Year” for the Company's Midtown office.
The skills he received from his prior careers and education, specifically marketing, customer relationships, analysis and negotiations directly lend themselves to the real estate industry. He will work as hard as possible to serve the needs of his buyers and find them the best value possible. With respect to investors, his financial background and experience in the rental market allows him to provide the most accurate Return on Investment (“ROI”) estimates possible. And for sellers he will provide the client with the most accurate valuations possible to generate multiple offers and achieve the maximum price; or in the case of Coops help the client select the highest quality offer, which not only includes price, but the financial profile of the buyer. Steve will NOT pitch for listings at prices that he feels are not reasonable and achievable.
Finally, Steve takes a very personal approach to managing his business. Unlike many of the large high profile teams within the industry he is directly involved in every aspect of the transaction, and more. This includes showing apartments, holding open houses, running property searches, conducting market research, managing the marketing of properties, negotiations, offering advice when requested with respect to financing, preparation of board packages, and even with tasks well outside of a broker's traditional obligations, such as assistance with selection of contractors and movers.
Finally he is a "low pressure" salesperson and fully respects the client's time, needs, budget, and indepedent decision making abilities.
